Naciye Beste Aliş
Founder & Managing Director
An experienced high-profile businesswoman with over 30 years of professional experience in construction, project development, and consultancy services. A graduate of Marmara University with a Master's in International Relations from Kültür University, Ms. Aliş has been instrumental in handling real estate negotiations and securing long-term agreements with global retailers such as DHL, Koton, and Hepsiburada. She guides ZESA London's projects with an extensive global business network and a multi-disciplinary approach.
Umut Dülger
Investment Consultant & Strategic Advisor
Umut Dülger possesses extensive expertise in the development of hotel and mixed-use properties, strategic land and real estate investment planning, renovation and repositioning of existing assets, as well as the operational management of healthcare and hospitality facilities. He has accumulated deep experience in leading large-scale investment projects, managing multidisciplinary development teams, and executing strategic real estate decisions. As the founder of the paramedical team at Memorial Hospital - one of Turkey's leading healthcare institutions - Mr. Dülger has also held significant responsibilities in the establishment and management of medical operational structures.
A graduate of Çukurova University's Hotel Management Department, Dülger has built a career spanning more than 35 years in the tourism and real estate sectors. His professional journey began at the Tarabya Hotel and continued at Baia Hotels under Sönmez Holding, followed by key operational and development roles at 4 Hotels within Marsan Holding. He contributed to student housing development projects for the Riva Foundation, held managerial roles within Collage Hotels, and played an active part in the development and operation of Molton Hotels. Additionally, he served as a board member of Bursa Çelik Palas Hotel, where he was involved in strategic investment and modernization processes.
Since 2021, Dülger has been living in Istanbul, London and Germany. He has played an active role in the renovation and repositioning of the Hochblauen Hotel, which was acquired in 2022 by the German company in which he is a partner. Through White Label Management - Business Development, operating in both Turkey and Germany, he holds the operating rights for several hotels within the Marriott Hotels portfolio and oversees the development, modernization, and management of these hotel assets. He also continues to play an active role within ZESA in the development of hotel, mixed-use, and residential projects.
